Mr. Larsen primarily practices in the areas of commercial litigation, real estate and bankruptcy where he represents a wide range of local and national clients.  Mr. Larsen has considerable experience in negotiating and litigating landlord-tenant issues.  He played a key role in the drafting of Nevada’s first commercial leasing statute enacted in 2011 and has testified before the Nevada legislature several times concerning amendments to Nevada’s summary eviction and unlawful detainer statutes.  Mr. Larsen is also adept in representing borrowers and lenders in foreclosures, loan restructurings and lender liability litigation.

In addition to his litigation practice, Mr. Larsen regularly represents real estate brokers, property managers and mortgage brokers in licensing matters before the Nevada Real Estate Division and Nevada Mortgage Lending Division.  Mr. Larsen also volunteers his time to serve as counsel to non-profit organizations such as the Southern Nevada Chapter of NAIOP, the Commercial Real Estate Development Association, and the Family and Child Treatment Center of Southern Nevada.

Mr. Larsen graduated with honors fromUtah State University in 2000, where he received bachelor degrees in accounting and economics.  He obtained his Juris Doctorate degree in 2003 from the J. Reuben Clark Law School at Brigham Young University.

Summation
Counsel for general contractor Marnell Corrao Associates in a matter brought by MGM Design Group in which it claimed $55 million in damages arising from the construction of the Ka’ Theater at the MGM Grand Hotel and Casino.  Obtained summary judgment on key claims for breach of contract and delay damages; remaining claims were abandoned by the plaintiff.

Summation
Counsel for commercial landlord Reef Centra Point B2348 in claim brought against G.C.Wallace for abandoning a 50,000 square foot building in violation of a ten year lease.  Prevailed on appeal to Nevada Supreme Court of controversy relating to interpretation of summary eviction statutes and jurisdictional limits of Nevada justice courts.  See G.C. Wallace, Inc. v. Eighth Judicial Dist. Ct., 262 P.3d 1135 (Nev. 2011).

Counsel for lessee of a Rolls Royce Phantom that was damaged by the leasing company through the installation of a hidden GPS tracking device.  Prevailed at trial after nearly four years of litigation recovering the full measure of client’s claimed damages and all attorney fees incurred by client.

Summation
Counsel for non-profit organization Family and Child Treatment Center of Southern Nevada in matter brought by convicted felon asserting claims for negligence and intentional infliction of emotional distress arising from the claimant’s failure to participate in a court-ordered treatment program.  Obtained summary judgment on all claims and prevailed on subsequent appeal to the U.S. Court of Appeals for the Ninth Circuit.

Counsel for auto dealership in a zoning dispute arising from the planned construction of new auto dealership facility.  Successfully appealed the denial of zoning change application to permit construction of new auto dealership facility.

Counsel for chapter 7 bankruptcy debtors in dispute pertaining to exemption limits for individual retirement accounts.  Obtained favorable ruling from U.S. Bankruptcy Court for the District of Nevada that state exemption limit for individual retirement accounts was preempted by higher federal exemption limit enacted through the Bankruptcy Abuse Prevention and Consumer Protection Act of 2005.
